CPA & Tax Services in Beaufort County, SC

Marine Corps Recruit Depot Parris Island and MCAS Beaufort are both inside the county, and Hilton Head and Bluffton carry one of the densest short-term rental markets in the state. What Beaufort County actually asks us

Two questions dominate and they rarely arrive together: state of legal residence for service members and their spouses, and whether a rental is let enough days to change which schedule it belongs on.

Beaufort County is one of the state’s larger counties in the Lowcountry, and the work reflects that rather than a standard menu: returns and planning for the people and businesses that are actually here, with bookkeeping where the books are the thing holding the return back.

If you are outside those, the county line is what matters rather than the town — anywhere in Beaufort County is the same engagement.

Property tax, in one paragraph

Because so much residential property in the county is a rental or a second home rather than someone’s legal residence, the 4% and 6% assessment split is the single biggest lever on a local property tax bill. The 4% legal-residence ratio is not automatic — it has to be applied for on the property that qualifies.

South Carolina also exempts the first $50,000 of a legal residence’s fair market value from property tax for owners aged 65 or over, totally and permanently disabled, or legally blind. It is applied for with the county auditor rather than on the income tax return, and it is a separate thing from the 4% ratio — the two are routinely confused for one another.

How this works at a distance

The office is in Charleston. Documents move through the secure portal rather than email, review happens by video, and we will say plainly when something needs someone local to Beaufort — a county assessor appeal being the obvious case — or a specialist rather than a generalist.
