Property tax, in one paragraph

South Carolina assesses an owner-occupied legal residence at 4% of value and most other real property at 6%. The gap is wide, the 4% ratio is not automatic, and it has to be applied for on the property that qualifies.

South Carolina also exempts the first $50,000 of a legal residence’s fair market value from property tax for owners aged 65 or over, totally and permanently disabled, or legally blind. It is applied for with the county auditor rather than on the income tax return, and it is a separate thing from the 4% ratio — the two are routinely confused for one another.
