Property tax, in one paragraph

Because so much residential property in the county is a rental or a second home rather than someone’s legal residence, the 4% and 6% assessment split is the single biggest lever on a local property tax bill. The 4% legal-residence ratio is not automatic — it has to be applied for on the property that qualifies.

South Carolina also exempts the first $50,000 of a legal residence’s fair market value from property tax for owners aged 65 or over, totally and permanently disabled, or legally blind. It is claimed through Walterboro rather than on the income tax return, and it is a separate thing from the 4% ratio — the two are routinely confused for one another.
