A service area, not a second office
Summerville is roughly forty minutes up the road from the Charleston office on Wappoo Drive, which is where the work is done. There is no branch here, and a page claiming one would be the kind of thing this firm tells clients not to do. Meetings are at the Charleston office by appointment or virtual, and the client portal carries the documents either way.
The address problem, which is a real tax problem
Summerville sits mostly in Dorchester County and extends into Berkeley and Charleston counties. Separately, a great many homes and businesses carry a Summerville mailing address while sitting outside the Town limits entirely. The Town publishes a street list and an address lookup tool precisely because this confuses people — which tells you how often it is got wrong.
Two things follow. Which county you are in sets the millage your property is taxed at and which county's rules you are under. Whether you are inside the Town limits sets whether the Town's business license applies to you at all. A mailing address answers neither question, and "my address says Summerville" is not a determination. Confirm the jurisdiction for the specific parcel before assuming which authorities you owe.
Business licenses when you may owe more than one
For a Summerville business the hard part was never the calendar, it was the jurisdiction: a contractor working across Dorchester, Berkeley and Charleston counties, or into North Charleston, can be licensable in several places at once. Since Act 176 standardized local business license taxes, those licenses at least share one renewal date — 30 April, closing a license year that runs from 1 May, with penalties available from the day after. What they do not share is the rate schedule or the classification, so the same revenue is not taxed identically in each place you owe it.
Growth-stage owner-operated businesses
Summerville is one of the faster-growing parts of the Charleston metro, and the work reflects it: businesses in their first few years, trades and construction-adjacent companies, professional services. The recurring questions are the ones that come with growth rather than with size. Whether the entity chosen at formation still fits. What the first employee does to the filing calendar. When crossing into another county or state creates an obligation nobody planned for. And whether the estimates are based on this year or last year's much smaller one.
Rental property
Summerville rentals are mostly the long-term kind, which makes them a different tax conversation from the beach and peninsula short-term market. Passive activity limits decide whether a loss does anything this year, depreciation has to be set up correctly at the start and carried consistently, and a 1031 exchange has hard deadlines that begin at closing. The 4 percent legal residence ratio, which you have to claim
South Carolina assesses an owner-occupied primary home at 4 percent of fair market value and almost everything else — second homes, rentals, land — at 6 percent. That gap is large, and it is not automatic. The 4 percent ratio has to be applied for with the county assessor, and failing to apply waives it for that year. Buyers of new construction are the classic miss: the house changes hands, nobody files, and the first bill arrives at 6 percent.
Two Summerville-specific wrinkles. You apply to the county, so the question of whether the parcel is in Dorchester, Berkeley or Charleston County decides who you file with and what the deadline is — the dates vary by county rather than being set statewide. And Dorchester County runs legal residence audits, which means a ratio claimed on a property that is no longer your primary home, or was never eligible, is something the county actively looks for rather than something that quietly persists.
