What Clarendon County actually asks us

A lake house that is sometimes let and sometimes used personally is the most misfiled thing we see, and the day counts — not the intention — decide the answer.

Clarendon County is a smaller, largely rural county in the Pee Dee, and the work reflects that rather than a standard menu: returns and planning for the people and businesses that are actually here, with bookkeeping where the books are the thing holding the return back.

If you are outside those, the county line is what matters rather than the town — anywhere in Clarendon County is the same engagement.

Property tax, in one paragraph

A lake house is the classic 6% property: not a legal residence, taxed accordingly, and often let for part of the year on top. The 4% ratio has to be applied for on the home that actually qualifies, and only one property can.

South Carolina also exempts the first $50,000 of a legal residence’s fair market value from property tax for owners aged 65 or over, totally and permanently disabled, or legally blind. It is applied for with the county auditor rather than on the income tax return, and it is a separate thing from the 4% ratio — the two are routinely confused for one another.

How this works at a distance

The office is in Charleston. Documents move through the secure portal rather than email, review happens by video, and we will say plainly when something needs someone local to Manning — a county assessor appeal being the obvious case — or a specialist rather than a generalist.
